Buffalo Court
Buffalo court is now under construction! It is a 20 unit apartment complex for low-income seniors (55 and older) and is being built just south of HRDC at 2351 5th Avenue in Havre. There will be 16 one bedroom units (784 square feet each) and 4 two bedroom units (975 square feet each). All apartments will meet 504 accessibility requirements; have air conditioning, garbage disposals, natural gas heat, dishwashers and in unit hook-ups for washers and dryers. 50% of the units will have bathtubs, the other 50% will have roll in showers. All bath and shower units will be prebuilt and fitted with grab bars and accessibility features. In addition, a 950 sq/ft community room will be provided for resident use.
Buffalo Court Financing
$4,591,791 is in equity from the sale of Low Income Housing Tax Credits. The tax credit purchaser is Mountain Plains Equity Group, a Billings based company. District 4 HRDC will provide $500,000 as a result of a HOME grant. Both the Low Income Housing tax Credits and the HOME funds result from awards made by the Montana Department of Commerce through the Montana Board of Housing and the Housing Division respectively. The Project anticipates a mortgage in the amount of about $195,000 provided by Mountain West Bank. There will be approximately a $185,000 loan to the project in the form of a deferred developer fee, a common element of financing in a Low Income Housing Tax Credit project.
July of 2012 is the targeted occupancy date.

Buffalo Court Ground Breaking Ceremony
The ground breaking was held on August 15, 2011. Attendees included HRDC Board and Staff members, the Hill County Commissioners, Havre's Mayor, Chamber Ambassadors, a representative from Senator Tester, and many other community members.
